perform repair and maintenance duties across all properties in the
KDC portfolio on a 24hr-a-day, 7 day-a-week basis (attendance is a
significant consideration in this job classification) . Work varies
but is generally governed by department policies as described in
the current department Policy Manual, regulations, and operating
procedures. Job performance is reviewed regularly by the Repair and
Maintenance Manager. The Maintenance Technician is expected to act
with a great deal of independence and initiative in daily
performance of his/her duties, continuously demonstrating and
maintaining proficiency in all Repair and Maintenance related
tasks. The Maintenance Technician will be tested on his/her
knowledge and be asked to demonstrate certain skills at regular
intervals. English reading /writing skills and verbal communication
skills are required. The Maintenance Technician must display the

Abilities and Skills Repair and Maintenance personnel at KDC cover
a wide range of duties across several different environments
including retail, office, and exterior. The Maintenance Technician
must possess the following skills and specifications: Ability to
operate forklifts, boom, and scissor lifts. (Training and safety
certification required.) Ability to work safely with a variety of
chemical substances and wear all issued personal protective
equipment per WISHA/OSHA regulations. Thinks critically, using
logic to analyze or identify underlying principles, reasons, or key
facts associated with information or data to draw conclusions and
explore alternatives before making decisions or proposing
solutions. Problem sensitivity - the ability to tell when something
is wrong or is likely to go wrong. It does not involve solving the
problem, only recognizing there is a problem and alerting
management. Understands the value in selling the word “No” both
inside and outside the organization, recognizing that customer
satisfaction is critical to the financial success of Kemper
Development Company. Reading comprehension is critical in order to
interpret and apply laws, rules, regulations, policies, and/or
procedures. Deal with people in a manner that shows sensitivity,
tact, and professionalism. Exceptional verbal and written
communication skills are required; proactive communication skills
are a requisite for establishing and maintaining tenant confidence.

Essential functions and duties Within assigned areas, this position
requires the following. Other duties will be assigned as needed.
Performs repair or general maintenance work on facilities,
buildings, grounds, and equipment at various Bellevue Collection
properties including electrical, carpentry, plumbing, dry wall
repairs, masonry, painting, and snow removal. Responds to trouble
calls, customer complaints, equipment failures, and work requests
performing general repairs on doors, door closers, hinges, and
hardware. Performs minor repairs after trouble shooting of
electrical and plumbing systems using testing devices such as
ohmmeters, voltmeters, and water pressure gauges. Functions well
under stress, maintaining composure and reflecting a professional
demeanor while coordinating his/her efforts over two-way radio in
emergency situations. Assembles pipe sections, tubing and fittings,
using couplings, clamps, screws, bolts, cement, plastic solvent,
caulking. Repair and maintain plumbing, replacing defective
washers, replacing or mending broken pipes, and opening clogged
drains…clearing away debris after completion. Must be familiar and
work with materials such as wood, plastic, fiberglass, or drywall,
utilizing chisels, planes, saws, drills, hammers, screwdrivers,
pliers, wrenches, etc., in completing all necessary tasks or
projects. Performs general equipment and mechanical checks, as well
as roof repairs and tracking down leaks. Part of the special event
set-up team, with physical ability to move furniture, equipment and
display models as needed by the Marketing Department and
arrange/place per map/diagram or as verbally requested. Documents
all service calls, providing legibly written paperwork as
required/requested or type accurate entries into computer-based
building management program(s) such as Building Engines via
electronic handheld device or computer workstation. Observes all
safety procedures, making certain that hazardous waste is properly
handled and disposed. Secures and maintains service and parts
inventory as directed. Follows up on unresolved customer
interactions and transactions, recording details including actions
taken. Prioritizes and manages his/her daily workload to ensure
successful completion. Works directly and collaboratively with
other members of the engineering team, company employees, vendors
and contractors. Works collaboratively in support of the
Engineering team’s budgetary goals. Seeks permission prior to
expending company funds and maintains necessary receipts in support
of all purchases. Required member of the “Emergency Response Team”,
working collaboratively with internal departments during
emergencies, as well as local and state agencies. Environmental
Factors/Physical Demands: Work involves running, walking, talking,
hearing, smelling, using both hands to handle, feel, quickly
assemble or operate objects with steadiness to allow for precisely
coordinated movements of the fingers of both hands to grasp and
manipulate very small objects, tools, or controls, and ability to
reach with both hands and arms to push, pull and twist. The
employee in this classification will be required to climb, balance,
bend, stoop, stretch, kneel, crouch and/or crawl and possess
sufficient body equilibrium to keep or regain balance or stay
upright when in an unstable position. Normal color vision is
required, as well as close vision, distance vision, night vision,
peripheral vision, depth perception, and the ability to adjust
focus. The employee must be able to regularly lift and/or move up
to 50 pounds, and occasionally lift and/or move up to 80 pounds.
The noise level in the work environment can be moderately loud in
some areas of the portfolio. (Personal protective equipment will be
issued as part of Kemper Development Company’s Safety Program.) The
employee is occasionally exposed to moving mechanical parts and
vehicles, and may be exposed to extreme heat and extreme cold.
Employee will be outside in all kinds of weather. The employee may
be required to sit for long periods. Education/Work Experience
Requirements Education: High School Diploma or GED required – some
college or trade school preferred. Experience: 3 years related
experience and/or training with mechanical, electrical, hydraulic
equipment, construction, and plumbing. Note: College and/or trade
school-work may be substituted for the work experience requirement
on a semester for six months basis. Note: Successful candidate will
be required to cooperate with and pass a background check,
including drug screen. This job description consisting of three
