It is generally agreed that other duties may be assigned from time to time.Summary Urban Renaissance Group is seeking a n experienced real estate acquisitions professional to lead the company's acquisition growth plans in select markets . This position requires a proactive, detail-oriented individual with strong analytical and written capabilities to support t he Company's real estate investment activities , including acquisitions, dispositions, development, and asset management . In this capacity, the individual's primary responsibilities will be to lead all aspects of the pursuit of new investment opportunities , which will include complex financial modeling , preparation and presentation of investment memos, and detailed market research . This role will have direct exposure to relationships with capital partner s , lender s, and broker s , which will requir e strong written and verbal communication skills. This person will work closely with team members from various departments within the organization and may also assist in other areas of the C ompany , as necessary . Responsibilities

• Identify and source new investment opportunities
• Underwrite new investments, including property cash flow modeling, debt financing, and joint venture structuring (static pro formas, IRRs, NPVs, sensitivity tables, promote waterfalls, etc.)
• Develop and maintain Excel and Argus models
• Analyze significant lease transactions, capital expenditures, and property operating budgets
• Manage the due diligence process on potential new investments and dispositions
• Perform and effectively analyze in-depth market research
• Prepare formal Investment Committee memorandums and presentations describing prospective new investments and participate in the presentations to the Investment Committee
• Support the execution of asset business plans for wholly owned and joint venture properties Skills + Abilities

  • This is a demanding role and requires the ability to work long-hours and occasionally travel Minimum Qualifications
    • Minimum 8 years of experience in commercial real estate transactions
    • Bachelor's degree in Business with focus on Finance, Accounting, Real Estate or related field
    • Exceptional financial analysis skills, including advanced knowledge of Microsoft Excel, Word and PowerPoint
    • Advanced knowledge of CoStar, and other market research software products
